Jersey Mikes Project - Active
Southern Oak is currently building a new Jersey Mike’s location in Waco, Texas. The project includes the full tenant finish-out, with each phase coordinated to meet the brand’s requirements, construction schedule and operational needs.
From site preparation and interior buildout to final finishes and closeout, the team is managing the details from start to finish. The goal is to deliver a clean, functional restaurant space that is fully prepared to open and serve customers.
Little Ceasers Project - Active
Southern Oak is currently completing a new Little Caesars location, managing the tenant finish-out from the early construction stages through final completion. The work is being coordinated around the restaurant’s brand standards, equipment requirements and opening timeline.
Each phase is planned to keep the project moving efficiently and avoid delays. From interior construction and utility coordination to finishes, inspections and closeout, the goal is to deliver a polished, fully operational space that is ready for business.

SouthernOak Construction LLC is founded and owned by Jorge Mendoza.
Jorge has more than 25 years of experience in construction, architectural millwork, remodeling, and project leadership throughout South Texas.
His background started with hands-on craftsmanship. Over time, that work grew into residential remodeling, commercial millwork, and general contracting.
That experience continues to shape how SouthernOak approaches each project. The focus is simple: plan carefully, communicate clearly, manage the details, and complete the work with accountability.
Today, Jorge and the SouthernOak team serve homeowners, business owners, and organizations across South Texas with residential and commercial construction services.
